New research is challenging long-held assumptions about real estate pricing, revealing how asking prices influence buyer behaviour, shape perceptions of value and potentially affect the final sale result.
The study suggests that sellers and agents often assume a lower asking price will attract more buyers and therefore produce a better outcome. But the psychology behind pricing is more complicated. An asking price does more than signal what a property might cost. It also tells buyers how to interpret the property itself. A price set too low can raise doubts about quality or condition, while a price set too high can discourage interest before a buyer ever steps through the door.
Researchers found that buyers do not evaluate prices in isolation. They compare them with nearby listings, recent sales and their own expectations about what a home should offer. When the asking price conflicts with those reference points, buyers tend to hesitate, negotiate harder or walk away entirely. In some cases, a steady flow of enquiries does not translate into serious offers, because the price has attracted the wrong kind of attention.
The findings also point to the role of emotion in decision making. Buyers often attach meaning to a price, reading it as a signal of confidence from the seller or as a warning that something is wrong. That makes pricing as much a psychological decision as a financial one.
For sellers, the lesson is that more interest does not automatically mean a better sale. The right price is the one that draws genuine buyers, supports a fair perception of value and leaves room for negotiation without creating suspicion. Pricing strategy should start with an understanding of how buyers think, not just with a calculation of what the market might bear.
